Other Details to Note

1. There are cameras covering the driveway and entryway that record only during motion detection. The Driveway camera is used to verify the number of guests that enter the home, to check when guests arrive and leave for cleaning purposes and for the general safety and protection for crimes that may be committed on the property. 2. Parties, events, or gatherings of any kind are NOT ALLOWED without prior approval. Use the Contact Host button to contact us before you book as no refunds will be given if you book and then don't get approved! Approval is contingent upon the following terms: • A refundable $500 deposit must be submitted. Upson satisfactory post-stay inspection, the deposit will be returned minus any damages. • All guests must be included on the reservation guest count, whether or not they stay the night. • Only 2 vehicles will be allowed, due to street parking laws and HOA regulations. All additional guests must arrive via carpool, uber, shuttle, ect. If you misuse our home, you will be charged a $200 fee to pay the HOA fine and $1000 if law enforcement is called. 3. We verify how many guests enter and stay in the home. If you have misrepresented the number of guests on your reservation, you will be charged extra. Please alter your reservation immediately to correct guest counts on your reservation and be charged appropriately. 4. THIS HOUSE IS NON SMOKING. This includes cigarettes, marijuana, and any other substances that create smoke or vapor. If the cleaners arrive and detect a smoky odor of any kind, you will be charged an additional $100 to remove the odor. 5. Street Parking is NOT permitted. If you have extra vehicles, DO NOT park on our grass or line our street with your vehicles. Please park them in a public parking lot elsewhere and carpool to the house. This is a residential neighborhood. If you park vehicles on the street, you may be charged a $100 fee to pay the HOA fine. 6. Our home is thoughtfully furnished for your comfort. Please treat our things as if they are your own. You are responsible for all furnishings during your stay. If you break, misplace, throw away, steal, or permanently stain anything, you WILL be charged for it, and we inventory everything before and after every stay. • Our white towels are for drying your bodies only. • Please use our makeup towels for makeup removal. • Eat and Drink in the bedrooms at your own risk. • If you have kids, we recommend using your own blankets, as our white comforters are expensive to replace. 7. While we allow up to 10 guests in this home for large groups, this home only has sleeping and eating accommodations for 6. You are expected to bring your own accommodations for additional guests.

By booking this reservation, you agree to the additional policies, terms, and conditions below. UNIT SPECIFIC TERMS - Due to local laws and HOA requirements, guests must be at least 21 years of age to book. Guests under 21 must be accompanied by a parent or legal guardian for the duration of the reservation. Guests are required to fill out our check-in form to verify their identity and age with an official picture ID. Access to the property will not be granted unless these conditions have been met. - No smoking of any kind is permitted anywhere on the premises. Walk off of the property before smoking. - No events, parties, commercial photography, or filming is permitted on the property without prior written approval. Tents or other structures may not be erected. - The property shall not be used by more than the number of adults, children, and pets listed in your reservation without prior approval from Royal Homes. Simply message us to request approval. -Pets must be crated when left alone in the house. They are not allowed on the furniture. Always pick up after your pets both indoors and outdoors. - Renter is liable for any damage to the property or its contents, including, but not limited to physical and structural damage, damage caused by pets, odor damaged from smoking on the premises, and permanent stains to towels or linens. Renter is also liable for any fines incurred by the HOA, the city, or the police, including, but not limited to unauthorized party fines, street parking fines, and noise ordinance fines. Renter agrees to accept charges to the card or account on file should damage or fines occur during occupancy. - There are fully disclosed motion detecting cameras covering the driveway and outside areas. - All guests shall abide by the Royal Homes good neighbor policy and shall not engage in illegal activity. - Quiet hours are from 10 p.m. to 8 a.m. Please do not disturb other guests or neighbors. - If early check-in is available for your reservation, you will be notified when the unit is ready. Otherwise we recommend booking the night prior to check in early than the posted check-in time. - Late check-out is offered whenever possible for a small fee. - Due to local laws, regulation, or Homeowner Association rules, guests may be required to agree to additional terms of service. We will reach out if this is the case and a signed paper contract is required to be completed and returned to Royal Homes. Please report accidental damage as soon as it occurs so we can assess and minimize the extent of the damages. To report accidental damage, please message us immediately. ADDITIONAL TERMS FOR ROYAL HOMES ACCOMMODATIONS These Additional Terms for Royal Homes Accommodations, including any applicable Unit-Specific Terms (as defined below) (collectively, the “Royal Homes Terms”), apply to your booking of the vacation rental property specified in a confirmed reservation (the “Property”). In case of any conflict between the Royal Homes Terms and the booking platforms Terms of Service (“Platform Terms”) that apply to your reservation, the Platform Terms will control. These Royal Homes Terms are between: (1) Royal Homes LLC (“Royal Homes,” “we,” or “us”), acting for itself and for the owner of the Property (“Owner”), and (2) the person who is the responsible renter of the Property (collectively “Renter” or “you”). You acknowledge that you have read and understand, and agree to be bound by, all terms, conditions, and policies in these Royal Homes Terms. Minimum Age. The “Minimum Age” to rent the Property is the age specified in any Unit-Specific Terms. If no age is specified in the Unit-Specific Terms, the Minimum Age is 21 years of age (or the minimum age required by law in the jurisdiction where the Property is located, if different). You agree to provide us with proof of age upon request. A parent or legal guardian must accompany all guests who are under the Minimum Age for the entire duration of the rental. B. Maximum Occupancy. The number of people present at the Property may not exceed the maximum posted occupancy on the Platform. C. Good Neighbor Policy. Because the Property is a privately owned home, all Occupants must comply with this good neighbor policy: - Please treat the Property with the same care you would use with your own residence and leave it in the same condition it was in when you arrived. - To prevent theft of or damage to furnishings or your personal property, you agree to close and lock doors and windows when you are not present at the Property and upon check-out. - You and other Occupants agree to conduct yourselves throughout your stay in a manner that is respectful of and not disruptive to neighbors, traffic flow, or the community and that will not prompt complaints to Royal Homes from police, neighbors, or neighborhood or homeowner associations. - Noise audible outside the Property is prohibited between 10 p.m. and 8 a.m. - You and other Occupants agree to abide by all applicable parking restrictions and limitations. This home was so amazing and very peaceful I stayed over 12 days and still didn’t won’t to leave. The house was so clean the body was so helpful and very quick to respond to any questions I had. I will definitely be staying here again very soon. Thanks for having me see you’ll next time!!!!
